Can I install an air conditioner?
An owner must not install any air conditioning system on common property (including installing the condenser on your balcony or terrace) without the approval of your Owner’s Corporation and the Community Association.
In general, the proposed installation is approved if it follows the guidelines set out in the Community Management Statement, Architectural Code (Schedule 1) and your Strata schemes By-Laws.
Step 1 - an application must be sent to your Owners Corporation's Strata Manager to be reviewed by the Strata Committee.
Step 2 - subject to approval by your Strata Committee, your Strata Manager will send the application to the Community Association for approval.
Your Strata Manager will be across the application requirements to ensure an efficient approval process.
Excessive administration work required by the CA Manager as a result of an incomplete application may incur an administration fee of $120 +GST, charged to the Strata scheme directly.
It is important to not install the air conditioner ahead of all approvals as this may result in the air conditioner having to be removed if it does not meet the requirements. More detail
Can I install a balcony lighting, heater or a fan?

An application to install a fixed item on the balconies/loggias or any other location that may impact other City Quarter residents, must adhere to the guidelines set out in the Community Management Statement, Architectural Code (Schedule 1) and the relevant Strata schemes By-Laws
All building mounted fixtures are to match in type, performance, colour, output and quality that of the original design.
Any additional lights, including mood lights or additional fixed lights, are not allowed on balconies or balustrades.
Low voltage LED Christmas / fair lights are allowed on the inside of the glass balustrade during the festive season ONLY.
How long does it take to approve an application?
The goal is to provide a reply within one week.
The Strata Manger is to submit a Strata approved application to the Community Association Manager no later than COB Tuesday. The aim is to respond back to the Strata Manager no later than the following Tuesday COB subject to any public holidays and other unforeseen delays.

Residents should reach out to their Strata Manager to ascertain how their building processes recycling items and if their building is participating in the Food Scraps initiative.
How can I get rid of bulky items? eg fridges
For bulky items that need disposal, residents can utilise the Council's kerbside collection service by coordinating with their strata building manager. Typically, these items are first moved to the garbage room and then placed on the kerbside by cleaning contractors.
What are the parking facilities at City Quarter?
When living in a community where individual car spaces are limited, parking can be challenging.
If your apartment does not include a designated parking space, you might consider renting a private space from other residents. It's important to abide by local parking regulations, as Council Rangers frequently patrol areas like Alexandra Drive, issuing fines for illegal parking.
Parking on the footpath is not only an offence but also poses a hazard to pedestrians, complicating access and navigation. Additionally, illegal parking can lead to damage of common property, such as tyre marks on footpaths, broken bollards, and oil stains, all of which result in unnecessary repair costs and increased annual levies for owners.
For those without allocated parking, alternative options include seeking spaces outside City Quarter, such as near Altro and TRIO on Booth Street or nearby side streets eg Guihen Street.
When moving furniture or dealing wigth large deliveries, please ensure safety by using hazard lights and street cones to alert other drivers.
Adhering to these guidelines, will support a safer and more harmonious community environment.

Is there a dedicated parcel drop off area?
Unfortunately, parcel theft is now trending across the world and City Quarter is not immune to this activity.
There is no dedicated parcel drop off area within City Quarter. It is recommended that parcels are not left in lobbies of the buildings. Please collect from the delivery driver when they are delivered. If not possible, we recommend the use of a Parcel Locker of PO Box.
Annandale Post Office is 300m away on the corner of Booth St and Johnston St in Annandale and has both PO boxes to rent and also a Parcel Locker facility that allows for a secure parcel pick up service 24/7 hr.
Can food delivery drivers come to my front door?
It is recommended that you meet food delivery drivers in the lobby of your building. This will assist with protecting parcels in the lobby from theft through ‘tailgating'.
