Communal Areas - Terms of Use

 

1)    Swimming pools (Indoor and Outdoor):

a)     Pool operating hours are 5.30 am to 11 pm each day.

b)    The pools are for the exclusive use of owner residents, resident tenants and their guests

c)     Guests: The Owner or Occupier of the apartment within the city Quarter estate MUST accompany his/her guests at all times.

d)    Pool areas must not be used by owners, tenants or guests to conduct any commercial endeavours (e.g without limitation, owners/tenants/guests cannot use the pool to conduct or receive paid personal training sessions or swimming lessons).

e)     Pool areas must not be used for conducting pool parties. The pool areas are for the quiet enjoyment of all residents and therefore all residents should be able to use the pool areas at all times within the pool opening hours.

f)      No glass is permitted in the pool areas; consumption of alcohol in the pool areas is STRICTLY prohibited. 

g)     No running, bombing or diving into the pool is permitted

h)    Children under the age of 12 must be accompanied by a responsible adult and that adult is expected to exercise effective control over such children.

 

2)    Gymnasiums:

a)    Gym operating hours are 5.30 am to 11 pm Monday each day.

b)    The Gyms are for the exclusive use of owner residents and resident tenants.

c)    Guests are not permitted to use the gym facilities.

d)    Gym areas must not be used by owners or tenants to conduct any commercial endeavours (e.g without limitation, owners/tenants cannot use the gym to conduct or receive paid personal training sessions or exercise classes).

e)    Moveable Gym equipment (such as medicine balls, hand weights etc) is only to be used within the Gym areas and must not be removed for use in common areas (such as the Village Green) at any time.

f)      No piece of gym equipment is to be used for more than 20 minutes at a time.

g)    Owners/tenants shall bring a towel and wipe down equipment after use.

h)    Owners/tenants shall dry themselves before use if coming from the pool into the gym and shall shower after use of the gym if going from the gym to the pool/s.

i)       No person under the age 15 may use the Gym equipment provided within the Gym areas. 

 

3)    Village Green and the Boulevarde

a)    The Village Green and the Boulevarde and all external common areas are for the quiet and peaceful enjoyment of all City Quarter residents.

b)    Dogs are strictly prohibited on the Village Green and the on the grassed areas of The Boulevarde.

c)    The Village Green may be used for small group events such as BBQs and children’s parties.   However any large scale usage that prevents other residents from also using these areas will be considered inappropriate. In this case, security or site management may ask you to (without limitation) move or contain your group or reduce numbers so that others may also use the designated areas. You must be mindful of other residents right to quiet and peaceful enjoyment of these areas. This extends to residents whose apartments face onto and surround these common areas such as the Village Green. An example of inappropriate use would be an organised group exercising at 5am in the morning and making excessive noise, or a group BBQ that was excessively noisy and still going past 10pm at night.

d)    The Village Green and other external common areas must not be used by owners, tenants or guests to conduct any commercial endeavours (e.g without limitation, owners/tenants/guests cannot use the Village Green to conduct or receive paid personal training sessions).

e)    The Community Association may consider and approve if deemed appropriate, an application by a resident for the use of the Village Green for organised children’s parties that may include children’s entertainment such as clowns, small jumping castles etc. Applications for such events can be made through Building Management. Appropriate insurances and permits from any relevant authority will have to be provided to the Community Association via Building Management.

f)      Any guests are the responsibility of the resident at all times and this extends to containment of noise so as to ensure that other residents maintain their right to quiet and peaceful enjoyment.

g)    Swimming or entering water features in Community Association property is strictly prohibited.

h)    Strictly prohibited is ANY commercial business on Community Association land without the express written permission from the Community Association. Granting of such permission will only be given after all Council and Insurance regulations have also been met.
